Robinsons Land Corporation (RLC) was honored with the prestigious Overall Best Managed Company in the Philippines award by Euromoney, a leading international financial magazine, for two years in a row,in the 15th Best Managed and Governed Companies Asia Poll 2014, regarded as the benchmark awards for the best country leaders, RLC emerged as the top Philippine choice. A field of 214 major companies in the Asia Pacific region nominated by the largest investment banks and research houses worldwide were included in the selection process.

Robinsons Land Corp.’s upcoming prime, Grade A office building in Quezon City is expected to carry the flag for the property development firm’s commitment to environmental sustainability and further upgrading its office features as it aims for a LEED Gold Certified green building program.

Faraday D. Go, RLC’s General Manager for Office Buildings Division, said the 20 storey Tera Tower---registered under the Leadership in Energy and Environment Design (LEED®) green building program—will be located inside its upcoming mixed-use complex and will have 15 office floors and ample parking space provisions.

Targeted for completion by 3rd quarter of 2015, RLC’s 11th office building is currently under pre-leasing stage, it will be, adding an additional gross floor area of approximately 35,000 square meters to its growing office portfolio.

For its office space offerings this 2014, RLC is actively leasing its two new office buildings, Cyberscape Alpha and Cyberscape Beta. Both are located within the Ortigas Central Business District and are just a few steps away from Robinsons Galleria, Crowne Plaza, Holiday Inn and Asian Development Bank head office.

Strategically located along E. Rodriguez Jr. Avenue (C-5) and Ortigas Avenue, Tera Tower will be the first structure at the heart of Robinsons Land’s fourth mixed-use development in Quezon City.

A rainwater recycling system will be used to irrigate the building’s common area landscaping instead of using potable water. Office spaces will use double glazed windows on all the exterior glass facades of the building to allow sunlight to pass through but limit the flow of heat going into the building.

“This minimizes the need for the use of office lighting and air-conditioning which potentially leads to electricity savings and better air quality for the tenants”, Go added.

MANILA – Robinsons Land Corp (RLC) is back on the growth path in the first nine months of its 2014 fiscal year ending September.

In a statement, the real estate arm of the Gokongwei family said its consolidated profit jumped 6.4 percent to P3.88 billion in the October to June period from P3.65 billion in the same three months of the previous year.

RLC's performance in the nine-month period was a turnaround from the 8 percent decline in earnings in the first half due to typhoon and fire losses.

Revenues inched up by 5.3 percent to P13.1 billion in the nine months through June from P12.4 billion last year.

At end-June, the property developer saw a double-digit expansion in its commercial centers division, stable rental income growth from its office and hotel projects and sustained residential sales.

RLC's recurring earnings accounted for 64 percent of total revenues, while its development portfolio comprising four residential brands contributed 36 percent.

RLC is the real estate arm of JG Summit Holdings Inc, which also has interests in food and beverage, air transportation, petrochemicals and banking. The conglomerate has investments in Manila Electric Co and Philippine Long Distance Telephone Co.

Erwan Heussaff, Stephen Ku, JP Hernandez, Joel Poniente and Raymond Magdaluyo are the movers behind Mothership F and B Enterprise — the company that will run Sprout, Sabao and Bait’s. The same group is also responsible for the success of popular dining destinations Pink Panda, Hungry Hound and Niner Ichi Nana.

Sprout will ride on the global health-consciousness wave that has swept the country.

“The idea is to take restaurant food and offer it in the convenient casual format,” said Heussaff.

Another novel concept is Sabao, a non-traditional sit-down restaurant that will serve Filipino soups taken to a new level.

The idea for Sabao was derivative of the current ramen bar boom. Hernandez mentions that this edgy take on soup will likely attract Asian expats and visitors from Singapore or Hong Kong.

Bait’s, meanwhile, was borne out of a need to have a restaurant that specializes in seafood — such as Lobster Houses of New England, Clam Bakes of Seattle and Crab Shacks abroad.

The group envisions Bait’s to resemble the traditional New England-meets-hip-San Francisco atmosphere.

A portion of the main dining area will be partitioned off at night to become Lazyjack’s at Bait’s — a specialty bar where craft beers and cocktails will be served to the after-office crowd.

Robinsons Land Corporation (RLC) has launched a hotel-residential tower with about P1.6 billion worth of units, in the prime in San Juan under its Robinsons Communities brand – Chimes Greenhills.

The 40-storey mixed-use residential condominium along Annapolis street will have nine floors of parking, 5 hotel floors and 25 floors of reasonably-priced residential floors.

The 372-unit Chimes Greenhills is the latest in the portfolio of Robinsons Communities which caters to the mid-income market.

“Affordability is the key component of Robinsons Communities. We offer attractive payment schemes and always indicate the entry level. Moreover, our condominium developments are located along the prime peripheries of the business districts or prime suburban areas,” said RLC senior vice president Mybelle V. Aragon-GoBio.

Amid soaring real estate prices in the area, Aragon-GoBio said “Chimes is the most affordable development in that that kind of neighborhood. Our unit offerings are sized differently from other developments there.”

A Chimes Greenhills unit can cost as low as P2.1 million with a monthly amortization of P11,000 for a 21.7-sqm studio to P5.1 million for a two-bedroom 48.9 sqm-condo.

Robinsons Communities Head of Sales Ferdinand Adriano, said cost per square meters is about P100,000 to P110,000 for Chimes while other developers sell units at around P140,000 per square meter.

Aragon-Gobio said the attractive pricing has resulted in a very successful launch of the project with buyers gobbling up the first 5 percent of units offered to the market.

“Other Greenhills developers are tapping the A class. We are addressing a market untapped in the area—the upper middle and middle income groups” said Robinsons Communities Senior Director for Business Development Teddy Bernas.

He noted that “our major competitors provide larger units while some have no studios. We have focused on efficient planning, allowing us to offer right-sized units at affordable prices.”

This residential enclave will also include a Summit Hotel. “Summit Hotel would definitely lend  further prestige to our residential building,” said Aragon-GoBio.

MANILA, Philippines—Robinsons Land Corp. of the Gokongwei group is breaking into the Greenhills property market by building a new 40-story residential and hotel tower, which it envisions to be the benchmark for “affordable affluence.”

Located on Annapolis Street in Greenhills, San Juan, RLC’s “Chimes Greenhills” tower will contain 372 residential units under the Robinsons Communities brand with an estimated sales value of P1.6 billion.

The units will be turned over to homebuyers by 2019, or around the same time that RLC’s business hotel brand Summit Hotel will open around 100 hotel rooms in the same tower.

The project will bring to the property market an additional 15,000 square meters of residential space, with the average selling price starting at P108,000 per square meter—lower than the going rate of around P150,000 per square meter (sqm) in the area that serves as a gateway to the Greenhills commercial complex.

“The current prices would be prohibitive for one who wishes to live in Greenhills. Chimes is the most affordable development in that kind of neighborhood. Our unit offerings are sized differently from other developments there,” said Mybelle Aragon-GoBio, RLC senior vice president.

As an initial offering, a 21.7-sqm Chimes Greenhills studio unit costs as low as P2.1 million, allowing for a monthly amortization of P11,000. A two-bedroom 48.9 sqm condo unit costs P5.1 million.

The “affordable affluence” referred to by RLC covers the middle and upper middle income segment with an estimated monthly household income of P80,000 to P100,000.

Apart from the “fantastic” location, GoBio said the project would stand out with its “revitalizing amenities” that would be at par with higher priced and upscale developments in the area.

The hotel and residential components will have separate lobbies and amenities. The 11th to 15th floors will have the Summit Hotel rooms while the residential units will be on the 17th to 40th floors.

Ferdinand Adriano, head of sales at Robinsons Communities, said this residential project with “compact yet functional design” was positioned for businessmen and third-generation residents of nearby exclusive villages in Greenhills.

There will be 136 studio units, 102 one-bedroom units, 130 two-bedroom and the largest will be four three-bedroom units each measuring 125 square meters.

“Other Greenhills developers are tapping the A class. We are addressing a market untapped in the area—the upper middle and middle income groups. Our major competitors provide larger units while some have no studios. We have focused on efficient planning, allowing us to offer right-sized units at affordable prices,” said Teddy Bernas, senior director for business development at Robinsons Communities.

The hotel component offered by Summit Hotel is seen to “lend further prestige” to the residential building,” Aragon-GoBio said.
“We’ve had a successful model of such with the high-end residential condominium Galleria Regency which is atop the Crowne Plaza Hotel.”

The condominium will have such amenities as a game room and private theater. Residents can keep fit in the swimming pool and fitness gym. Children may also enjoy the kiddie pool and play pod. Social gatherings can be held at the Sky Lounge or Sky Garden on the top deck which overlooks the Makati skyline.
